March Meeting: Changing the Internet

The March Chapter Meeting will be held on Wednesday, March 20, 2019, at the Doubletree Guest Suites, Plymouth Meeting, PA. The Board of Directors will meet at 5:30 pm; all ASA members are welcome. The general meeting starts at 6:30. The guest speaker will be John E. Deneen, who is the Co-Founder and CEO of Cloud Level, LLC and the Principal of Domain Name Marketplace. Mr. Deneen will talk about his successes and setbacks “Changing the Internet.”

John DeneenJohn is a peripatetic scholar turned serial entrepreneur. He crowned his academic career with a J.D. in Usability Law from Villanova Law and dove into business ventures that leverage the power of the Internet. His latest, Cloud Level LLC, specializes in Mobile Application Development, Cloud Applications, Microsoft Technology Solutions, Web Technology, and Services.  A self-aware and eloquent adventurer, John’s “Changing the Internet” story is sure to be both entertaining and informative

May Meeting: The Business of Professional Soccer

The May Chapter Meeting will be held on Wednesday, May 1, 2019, at Talen Energy Stadium, 1 Stadium Dr, Chester, PA 19013 (map), home of the Philadelphia Union, the City’s Major League Soccer team. The Board of Directors will meet at 5:00 pm in the Fearless Conference Room in the historic Wharf Building adjacent to the Stadium; all ASA members are welcome.

Chapter Meeting

The Special Chapter Meeting will be held at 6:30 pm on the Stadium’s Seaport Deck or Bridge Deck. The Guest Speaker, a Philadelphia Union Executive, will discuss “The Business of Professional Soccer.”

The Philadelphia Union game begins at 7:30 pm. The Union, a member of the MLS Eastern Conference, finished as runners-up in the 2014, 2015 and 2018 U.S. Open Cup tournaments. The Union is playing well-ranked FC Cincinnati, an expansion team in its first year of MLS play.

Credit.

The seminar will provide eight hours of continuing professional education credit by the American Society of Appraisers. Seminar credits have also been accepted by the Pennsylvania Continuing Legal Education Board. State boards of accountancy have the final authority on the acceptance of individual courses for CPE credit.

January Breakfast Meeting: Historical Documents & Manuscripts

The January Breakfast Meeting will be held on Wednesday, January 16, 20189 8:00 am at the Doubletree Guest Suites in Plymouth Meeting, PA. The guest speaker will be Nathan Raab, President of the Raab Collection, a historical autograph dealer in suburban Philadelphia. Mr. Raab will talk about “Historical Documents & Manuscripts.”

Nathan RaabNathan Raab, who was educated at the University of Pennsylvania, is a dealer in important historical autographs, a historical consultant, a Forbes Contributor since 2011, and serves on the Board of Councilors of the Historical Society of Pennsylvania. He is a co-author of In the Presence of History and a frequent guest on broadcast, print and online outlets including CNN, NBC, CBS, Fox, People, Huffington Post, and the Daily Mail.

Mr. Raab has advised the relatives of famous historical figures (such as Dwight Eisenhower, Thomas Jefferson, and Ronald Reagan), as well as lifelong collectors and their families, as they sell their treasures. He has also advised national institutions, such as the Smithsonian, the National Constitution Center, the Abraham Lincoln Presidential Museum and Library, and the National Museum of American Jewish History, among others.

Nathan Raab is a knowledgeable, authoritative and engaging commentator on American historical documents whose talk is sure to be lively and informative.

The Philadelphia Chapter of the American Society of Appraisers will sponsor a three-hour Pennsylvania Continuing Education class — Understanding Leases on Wednesday, November 28, 2018 from 9:00 am to noon at Andy’s Diner, 2224 Lincoln Highway (Rte 1) Trevose, PA 19053 (215-638-1444)

Robert Luciani squareThe instructor will be Robert J. Luciani, ASA, IFA, a PA Certified Real Estate Appraiser & Assessor. Mr. Luciani is Deputy Assessor in the Office of Property Assessment for the City of Philadelphia. Chapter Members are familiar with him from the courses he teaches as an AQB (Appraiser Qualifications Board) Certified USPAP Instructor.

From farmland to factories, from malls to warehouses, from hotels to offices, from stores to apartments, more than 60% of Pennsylvania real estate is leased, not owned outright. This course reviews basic lease law, both common law and Pennsylvania statutes.

3hr_understanding_leasesAppraisers will learn how the terms and provisions of leases impact the income stream, the valuation process, and ultimately the property value. Assessors will get an overview of how lease terms such as expenses, percentage rent, overage rent and tenant improvements establish the value of the lease for assessment purposes. Both will be exposed to the basics of lease analysis — gross vs. net leases, percentage of sales clauses, etc. The object is preparation for advanced courses in real property appraising and assessing.

November Meeting: The Medical Marijuana Industry in Pennsylvania

The November Chapter Meeting will be held on Wednesday, November 14, 2018 at the Doubletree Guest Suites in Plymouth Meeting, PA. The Board of Directors will meet at 5:30 pm; all ASA members are welcome. The general meeting starts at 6:30. The guest speaker will be Dr. Jonathan Gusdorff, DO, Medical Director and Managing Partner of the Firefly Dispensaries in south central Pennsylvania. Dr. Gusdorff will discuss “The Medical Marijuana Industry in Pennsylvania.”

Dr. Gusdorff is the rare physician who succeeds both in medicine and in business. After a decade as a practicing neuroradiologist, clinic Director, and Associate Professor at Oklahoma State University Medical Center, he co-founded CareSTAT Urgent Care Centers, which he sold successfully after three years. Today, Dr. Gusdorff is growing Firefly Dispensaries, which serves patients in the Pennsylvania medical marijuana program.

Dr. Gusdorff followed up his B.A. in Psychology from Hofstra University with post-baccalaureate pre-med studies at Columbia University in New York. He earned his DO at the Philadelphia College of Osteopathic Medicine, where he also served an Internship. After a Residency in Diagnostic Radiology at the Bryn Mawr Hospital and a Fellowship in Neuroradiology at the Emory University School of Medicine, Dr. Gusdorff worked in Neuroradiology for a decade before co-founding CareSTAT Urgent Care Centers.

Dr. Gusdorff will talk about the market for medical marijuana — who can benefit from using it — about the business model and the regulatory environment, and whether the growing market for medical marijuana will provide a steppingstone to recreational legalization. Dr. Gusdorff’s presentation is sure to be of interest to ASA members in all disciplines. September Meeting: Minor League Franchise Valuations

The September Chapter Meeting will be held on Wednesday, September 26, 2018 at the Doubletree Guest Suites in Plymouth Meeting, PA. The guest speaker will be Gary Loewenstern, CPA, CVA, a Principal in the Blue Bell, Pennsylvania office of HBK CPAs & Consultants, a multidisciplinary financial services firm. Mr. Loewenstern will discuss “Minor League Franchise Valuations.”

Gary earned a B.S. in Accounting from Drexel University’s LeBow College of Business and was a Partner in Resnick, Amsterdam, Leshner, P.C when it merged into HBK in 2016. He has more than 30 years experience advising small business owners, including: minor league sports franchises, television broadcasters, government contractors, investment advisors, providers of information technology, food services and professionals in many fields.

Gary has represented more than 40 minor league baseball franchises since 1986.  His experience with the franchises includes; financial statement preparation, federal, state and local tax services, business valuation, expert witness testimony, budgeting, due diligence services for the buying and selling of the franchises, concession consulting, lease evaluations, internal control evaluations, and more.
