The Philadelphia ASA thanks Adrian Ponson from CoStar for his informative presentation at the Philadelphia ASA general meeting on September 22, 2021 at 6pm.

Adrian is a Philadelphia native with over a decade of experience using market research to help commercial real estate investors formulate strategies, raise funds, and close deals. As CoStar’s Director of Market Analytics for Philadelphia, he analyzes a wealth of data on commercial real estate transactions to help clients understand emerging real estate market trends and risks throughout the Philadelphia area. Adrian holds a bachelor’s degree in urban studies and real estate development from the University of Pennsylvania as well as a master’s in applied economics from Johns Hopkins University. 

Philadelphia Commercial Real Estate Trends in a Post-Pandemic World

This presentation covered the key macroeconomic and demographic trends shaping Philadelphia’s commercial real estate markets as the city and region gradually moves past the pandemic.  Focusing on the apartment, industrial, retail, and office markets, and using high frequency data from CoStar’s platform, Adrian will compare which types of commercial properties are recovering fastest from the pandemic and which are lagging, with an eye on the unique challenges and opportunities facing each sector.  

2020-2021 7-Hour National USPAP Update Course

The Philadelphia Chapter of the American Society of Appraisers will sponsor an all-discipline National USPAP 2020-2021 7-hour Update Course on Tuesday, March 10 from 9:00 am to 5:00 pm.  The course will be held at Caitlyn & Cody’s Diner & Restaurant, 1907 John Fries Hwy (Rte 663), Quakertown, PA 18951 (Phone: 215-536-8888).  The instructor will be Robert J. Luciani, ASA, IFA.  Sign-in starts at 8:30 am.

Robert Luciani, ASA IFAMr. Luciani is a PA Certified Real Estate Appraiser & Assessor. He is Deputy Assessor in the Office of Property Assessment for the City of Philadelphia. Chapter Members are familiar with him from the courses he teaches as an AQB (Appraiser Qualifications Board) Certified USPAP Instructor.

2020-2021 7-HR USPAP Update CourseThe National USPAP Update Course from the Appraisal Foundation is a one-day course that focuses on changes to USPAP for 2020-21 and on appraisal issues that affect daily appraisal practice. Mr. Luciani will present the current changes to USPAP in a variety of scenarios that challenge participants to interpret and apply USPAP to situations they encounter in their daily practice. This course is designed to assist appraisers in all areas of appraisal practice seeking competency in USPAP, including those subject to state licensing and certification and continuing education requirements imposed by professional organizations, client groups, or employers.

This course is required for all State Licensed or Certified Real Property Appraisers and Assessors. All who register and pay by February 28 will receive their C.E. Certificate at the end of the class.

The cost of the 1-day course is $189 per person and includes both USPAP books, breakfast at 8:30 am, lunch, and an afternoon snack.

Seating is limited, so please register early for the course, which meets the USPAP continuing education requirements for most appraisers, including the ASA requirement of one 7-hour USPAP update course every five years for accredited appraisers.

September Meeting: Research & Development Tax Credits

The September Chapter Meeting will be held on Wednesday, September 18, 2019, at the Doubletree Guest Suites in Plymouth Meeting, PA. The Board of Directors will meet at 5:30 pm; all ASA members are welcome. The general meeting starts at 6:30. The guest speaker will be Michael J. Procaccini CPA/Engineer, CEO and Managing Partner of the Algorithm Tax Group, headquartered in Warwick, RI. Mr. Procaccini will discuss “Research & Development Tax Credits.”

Michael holds a B.S. in Accounting from Bryant University and also a B.S. in Chemical Engineering from the University of Rhode Island.  After working as a Public Accountant, including for a Regional Public Accounting Firm, he founded Algorithm Tax Group to focus on client tax benefit engagements. The firm represents clients seeking tax benefits for R&D Tax Credit, Cost Segregation and Energy Credits. Its hands-on, nuts-and-bolts approach achieves results by reviewing tax returns and performing due diligence during acquisitions, utilization, and other tax matters.

Michael’s talk will draw on his experience of over 15 years and 3000 engagements with clients, CPAs and Enrolled Agents in the USA and Canada. “Battle-tested” by numerous successfully defended IRS examinations, Michael’s understanding of R&D projects, cycles, and expenses is informed by a dual accounting and an engineering background. A business owner and strong advocate for his clients, Michael has a unique perspective to share!

May Meeting: The Business of Professional Soccer

The May Chapter Meeting will be held on Wednesday, May 1, 2019, at Talen Energy Stadium, 1 Stadium Dr, Chester, PA 19013 (map), home of the Philadelphia Union, the City’s Major League Soccer team. The Board of Directors will meet at 5:00 pm in the Fearless Conference Room in the historic Wharf Building adjacent to the Stadium; all ASA members are welcome.

The Special Chapter Meeting will be held at 6:30 pm on the Stadium’s Seaport Deck or Bridge Deck. The Guest Speaker, a Philadelphia Union Executive, will discuss “The Business of Professional Soccer.”

The Philadelphia Union game begins at 7:30 pm. The Union, a member of the MLS Eastern Conference, finished as runners-up in the 2014, 2015 and 2018 U.S. Open Cup tournaments. The Union is playing well-ranked FC Cincinnati, an expansion team in its first year of MLS play.

From farmland to factories, from malls to warehouses, from hotels to offices, from stores to apartments, more than 60% of Pennsylvania real estate is leased, not owned outright. This course reviews basic lease law, both common law and Pennsylvania statutes.

3hr_understanding_leasesAppraisers will learn how the terms and provisions of leases impact the income stream, the valuation process, and ultimately the property value. Assessors will get an overview of how lease terms such as expenses, percentage rent, overage rent and tenant improvements establish the value of the lease for assessment purposes. Both will be exposed to the basics of lease analysis — gross vs. net leases, percentage of sales clauses, etc. The object is preparation for advanced courses in real property appraising and assessing.

2-HR PA Appraisal Law CourseThe Pennsylvania State Board of Certified Real Estate Appraisers requires biennial recertification for State Licensed Appraisers and Assessors, with all certificates expiring on June 30 of odd-numbered years (eg., 6/30/19).  This class meets the specific requirement for two (2) appraisal re-certification hours on the Real Estate Appraisers Certification Act.

November Meeting: The Medical Marijuana Industry in Pennsylvania

The November Chapter Meeting will be held on Wednesday, November 14, 2018 at the Doubletree Guest Suites in Plymouth Meeting, PA. The Board of Directors will meet at 5:30 pm; all ASA members are welcome. The general meeting starts at 6:30. The guest speaker will be Dr. Jonathan Gusdorff, DO, Medical Director and Managing Partner of the Firefly Dispensaries in south central Pennsylvania. Dr. Gusdorff will discuss “The Medical Marijuana Industry in Pennsylvania.”

Dr. Gusdorff is the rare physician who succeeds both in medicine and in business. After a decade as a practicing neuroradiologist, clinic Director, and Associate Professor at Oklahoma State University Medical Center, he co-founded CareSTAT Urgent Care Centers, which he sold successfully after three years. Today, Dr. Gusdorff is growing Firefly Dispensaries, which serves patients in the Pennsylvania medical marijuana program.

Dr. Gusdorff followed up his B.A. in Psychology from Hofstra University with post-baccalaureate pre-med studies at Columbia University in New York. He earned his DO at the Philadelphia College of Osteopathic Medicine, where he also served an Internship. After a Residency in Diagnostic Radiology at the Bryn Mawr Hospital and a Fellowship in Neuroradiology at the Emory University School of Medicine, Dr. Gusdorff worked in Neuroradiology for a decade before co-founding CareSTAT Urgent Care Centers.

Dr. Gusdorff will talk about the market for medical marijuana — who can benefit from using it — about the business model and the regulatory environment, and whether the growing market for medical marijuana will provide a steppingstone to recreational legalization. Dr. Gusdorff’s presentation is sure to be of interest to ASA members in all disciplines. The guest speaker will be Gary Loewenstern, CPA, CVA, a Principal in the Blue Bell, Pennsylvania office of HBK CPAs & Consultants, a multidisciplinary financial services firm. Mr. Loewenstern will discuss “Minor League Franchise Valuations.”

Gary earned a B.S. in Accounting from Drexel University’s LeBow College of Business and was a Partner in Resnick, Amsterdam, Leshner, P.C when it merged into HBK in 2016. He has more than 30 years experience advising small business owners, including: minor league sports franchises, television broadcasters, government contractors, investment advisors, providers of information technology, food services and professionals in many fields.

Gary has represented more than 40 minor league baseball franchises since 1986.  His experience with the franchises includes; financial statement preparation, federal, state and local tax services, business valuation, expert witness testimony, budgeting, due diligence services for the buying and selling of the franchises, concession consulting, lease evaluations, internal control evaluations, and more.
